Bloomington Hills doesn’t price like the rest of St. George, and if you own a home there, you’ve probably noticed that a generic online estimate doesn’t quite land right either. There’s a reason for that, and it’s specific to the neighborhood.

What sets it apart from the newer subdivisions

Bloomington Hills is one of the older, established pockets in the southwest part of the city, built out mostly from the 1970s through the 1990s around the Bloomington Hills Golf Club. That matters for value in a few concrete ways: lots here tend to run larger than what’s being built in newer master-planned communities further out, the trees have had forty-plus years to mature in a climate where that’s not a given, and a good share of homes have been renovated or added onto over the decades rather than sold as original 1980s floor plans.

None of that shows up cleanly in a data feed. An automated model comparing square footage and lot size across the city has no way to know that one house backs up to the golf course and another one doesn’t, or that the kitchen was fully redone in 2021.

The comp problem, specifically

Automated valuation tools work by finding similar recent sales and adjusting from there. In a neighborhood built out over three decades, with wide variation in lot size, renovation history, and golf-course proximity, “similar” is doing a lot of heavy lifting. Add Utah’s non-disclosure status on top of that. Actual sale prices aren’t part of the public record here, and a nationwide tool is working with a thinner, noisier set of comps than it would be in most other states.

What actually moves the number here

Lot size and golf-course proximity carry more weight in Bloomington Hills than in a typical newer subdivision. So does the scope of any renovation: a home with an updated kitchen and baths can sell meaningfully above a similar-sized original one a few streets over. Mature landscaping and shade, which sound minor, actually register with buyers relocating from climates where a forty-year-old tree isn’t a luxury.

The only way to account for all of that accurately is a valuation that looks at your specific property and recent local activity, not a citywide average applied evenly across every neighborhood.
